As an owner of an Antler's Gulch unit I am interested in getting more information on the proposed project by Rookus Capital for the 8 units they are planning on bidding on the commercial space by Antlers Gulch. What happened to the other proposed project by this same group? This is still by Rookus but has a new case number and a new description. Kim,

I'm so sorry for not getting back to you sooner.  I seem to have accidentally overlooked your email.  I apologize.

Rookus Capital's original application was simply a work session to discuss their ideas for Antlers Gulch, Tract A (the commercial lot).  Now they have come in with a formal submittal to amend the Antlers Gulch PUD in order to accommodate their proposal (as discussed preliminarily during the work session).  It's not actually a new proposal, just the next step in the process. 

However, at this point we're in a bit of a holding pattern and we're going to postpone the November 17th public hearing.  Rookus Capital has requested that we continue this case until the December 15th Planning Commission meeting (same time and place), because they are now rethinking their plans.  As you probably remember, the original proposal discussed at the work session was to convert the commercial space into 8 market-rate multi-family units that would be grouped as duplexes.  However, at the work session, the Planning Commission instructed Rookus Capital to retain some affordable/employee housing on site.  So, Rookus Capital came back with a plan to develop 6 market-rate units and 2 deed-restricted affordable housing units on the property (still grouped as duplexes), and this was scheduled for the November meeting. 

Within the last couple of days, Rookus Capital has informed me that they would like to postpone the meeting and rework their proposal based on additional research/market analysis.  So, at this point in time, I'm not sure what the revised proposal is going to be.  I think it will be similar, but that they are going to rework the size/number/layout of the units - on the current plan both the market-rate units and the affordable units are pretty large and I think Rookus Capital is going to reduce their size. 

I will make a note to send you the revised plans when I receive them.
