2) Financial Report
a) HOA Fee Assessments in arrears
i) Unit 504 (unsold unit, building 5) HOA dues continue to be assessed and must be settled prior to sale; assessing late fees.
ii) Unit 206 is only other major problem; brought up to date once last year, and now 3 months behind; late fees being assessed.
b) Expenditures
i) Transportation: Board only approved payment for ½ year of service. To date, Keystone has not presented a contract for any service and nothing has been billed to Antlers Gulch for winter season.
3) Key to the Rockies Management company Report
a) Handicapped signs have been installed per county requirements.
b) Front sign lighting power was run to front and rock/sign has been lit since December. (also note that street sign has been changed to Antlers Gulch Drive)
c) Building 5 no significant issues noted.
d) Transportation EASE on-call bus service appears to be working well with no major issues.
e) Other No issues noted with hot water to units this winter; hot tubs still major headache due to lack of effective filtration for non-commercial units.
4) New Business:
a) Water ingress into Unit 403 Owner reported water from ceiling from snow/ice buildup outside. Investigating repairs.
b) Roofing Repairs Contractor reported all work complete 2 weeks ago. Board and KTTR consider that the work is NOT complete and current status is unacceptable. KTTR brought in another new contractor to review. We have spent approximately $22K on repairs last fall.
i) Plan Gwyn Wheeler to inspect and provide a list to the board of needed/recommended repairs to complete the job. Will contact roofing contractor and give a deadline of mid-May to have repairs completed. Board to approve any future payments to roofing contractor. Board did not approve contractor request for remaining payment or $500 bill for other repairs.

c) Landscaping for Building 5 Reviewed letter sent to developer indicating that site review indicated that the developer had not met the requirements established in site permit, and as such County would not release bond posted for landscaping. County provided detailed list of landscaping to be installed this spring, with deadline.
d) Dumpster Issues KTTR and HOA Board will approach County and owner of commercial property about new deal/arrangement to allow Antlers Gulch to use existing dumpster and site for entire development and eliminate requirement to build new enclosures behind Buildings 1 and 5. Action comes as a result of County notice that construction permit requires new dumpster behind Building 5. Plan is to propose options including building bigger existing dumpster enclosure or increasing service (now once weekly).

e) Transportation to date we have heard nothing from Keystone about service, contract or costs.
(Action: Board & KTTR meet with Keystone transportation day of next board meeting).
f) Warranty issues on building 5 No action for board; just a reminder to Bldg 5 unit owners that 1-year warranty will expire soon.
g) KTTR to investigate developing/contracting for Antlers Gulch HOA Website.
h) Board Member Jim Costello sold his unit in February.
(Action: Jeff Combine/ Mike to approach other Bldg 5 owner to replace Costello on Board; prior to next Board meeting.)
i) Telephone lines for local fire department.

5) Next Board teleconference: Friday, April 29th
