Meadow Wood HOA
Present at the meeting were: Barb Moss Barb Moss called the meeting to order at 6:00 p.m. at 420 Meadow Wood Circle, Dillon, CO 80435. Review Previous Meeting MinutesThe Board of Directors Meeting Minutes from February 12th, 2003 were reviewed an unanimously approved. Architectural ReviewThere was one request for architectural approval. The house wanted to extend the roofline over the stairwell. Verne Hedges has approved the request. Mr. Hedges will also e-mail a copy of the architectural review application to Key to the Rockies so that they may have it on file. A suggestion was made by a homeowner to replace the unsightly green street signs with more tasteful wooden signs, thus adding to the curbside appeal of the neighborhood. The Board requested that Key to the Rockies obtain bids for this project and they will readdress the subject at a later date. Key to the Rockies will contact Strategic Fence for one of the bids. Mr. Hedges stressed that the bid should include all legwork required by the county. Key to the Rockies will also determine if it is feasible to place a Meadow Wood Identification Sign at the bottom of Royal Coachman. Reserve StudyTom Logsdon is still pursuing a Reserve Study through Gillians and has the board approval to go ahead if it would cost less than $2,500.00. LandscapingThe Board discussed the landscaping/ snow removal expense of Home Sweet Home. Andrea Sonderfan will provide them with the past expense history as well as a breakdown of the services currently provided. The Board will determine if they should look for additional bids or a contract on an hourly basis at that time. Delinquent AccountsIt was decided to send a certified letter to the Nelson Home in an effort to collect on their dues before resorting to legal action. The Nelson’s are approximately $600.00 behind on their dues. John Eldridge has sold his unit and his delinquent dues were paid at the time of closing. Open DiscussionMike will write a letter to the homeowner that is storing a treadmill outside of his home. The trampoline has not yet been removed. It was suggested that the snow had made it difficult to remove. The homeowner will be given the benefit of the doubt and Mike will write another letter requesting the removal of the equipment. A Spring Clean Up will be held in the Meadow Wood Complex on the same date as the Dillon Spring Clean Up (Saturday, May 17, 2003 at 9:00 a.m.). Trula Daugherty will create a flyer that Key to the Rockies will then send out to all Meadow Wood Homeowners asking for participation. There is now dedicated alarm phone lines in the townhomes. This will hopefully alleviate the problem with the alarm system continually beeping. Because Qwest failed to connect the phone lines on three difference occasions, they refunded the hook up charges. Andrea Sonderfan suggested that the Reserve Funds be transferred from the savings account to a money market account with E*Trade. The money will still be available for use but will be earning a higher interest rate than the current 1% at Community First. She also suggested that the financials be sent out on a quarterly basis since the majority of the Association was on a quarterly system. The Board unanimously approved both suggestions. Andrea contacted Larry Renfroe in regards to painting his house and was informed that the work would be completed in June or July.
