2001
The meeting was called to order at 5pm . Board members
present included Richard Grant, Jackie McDonald, and Joe Lammert. Charlie Papp
and John Gardner were represented by proxy.
Mike Magliocchetti and Casey Wood were present
representing Key To The Rockies.
The first item discussed was the budget.
Special Projects - In order to keep the dues the same the
special projects account was reduced. Most Special Projects have been
completed.
Repairs & Maintenance - Casey is to move the appropriate
special projects expenses from R&M to Special Projects and this will make R&M
come in at budget.

Heat tape is to be installed on buildings 5 & 7. This will not fix the
problem of ice accumulating on the roof but it might help.

Mike to follow up on Keystone paying for the 2001 Culvert Repairs Refund.
Management Fee – The Management Fee was increase by 16% per
unit. This is what was agreed upon by Mike and Mr. Grant.
Insurance – Insurance is being put out to bid. Proposals
will be reviewed at meeting on February 3, 2002.
The new budget pass unanimously. Letter and new dues
schedule to be mailed out asap.
The lights at the dumpster are too bright. Falcon Electric
is looking into new fixtures for Mike to look at. Mike to have a solution by
Christmas.
The Board would like to take the proactive step of
installing kick plates on each door. Jackie is to pick up samples she thinks
will look good and bring them up to SRV.
Two Board Positions are available in February. A letter to
all homeowners will go out encouraging participation. Both Joe Lammert and
Richard Grant will run again.
Mike to compose letter reminding homeowners of Annual
meeting on February 3, 2002. Letter is to include 2 board positions available,
volunteer or nominate by the 1st week of January.
2nd Letter Mike is to compose for the Homeowners
is about the people running for the board so they can fill it out on the proxy.
Rules and Regulations are to be mailed out to all Board
members for review.
Boiler Inspections – Should they be inspected every year to
assure good working order. Mike to obtain bid to have all boilers inspected.
What would each check involve. Mike to also establish a system to check and
bill by Locals Choice Plumbing Company.
Christmas Lights to be strung around SRV.
