Rules & Regulations (Revised January 2011)


 

We welcome you to Snake River Village and hope you have a truly memorable stay in the world-class resort of Keystone.

To insure your safety and enjoyment of your Rocky Mountain visit, please take a moment to review the following rules, regulations and other pertinent information about Snake River Village and the surrounding Keystone area.

As this condominium is owned by another family like yours, we appreciate you treating it with the same respect as you would your own. Thank you, and enjoy your stay. Do come back and visit again!

Vehicles and Parking

A.    All vehicles must have valid registration and display proper licensing tags, stickers, or plates.

B.    The speed limit for all vehicles, including bicycles, is 10 mph.

C.    A maximum of two (2) vehicles may be parked at a single car garage unit; one motor vehicle is allowed inside the single car garage and one in the driveway immediately in front of the single car garage door.

D.   A maximum of four (4) motor vehicles may be parked at a two car garage unit; two motor vehicles are allowed inside the two car garage and two in the driveway immediately in front of the two garage doors.

E.    All other vehicles must be parked in visitor parking spaces (maximum 12 hours) or Keystone parking lots.

F.     Cars parked illegally in the street or in front of another unit’s garage door(s) will be subject to towing at the vehicle owner’s expense.

G.   Owners must leave keys to a vehicle parked on the property with the Association or a responsible local person when absent from Keystone in case the vehicle needs to be moved for snow removal or other emergency purposes.

Renter’s Recreational Vehicles

Renter-owned recreational vehicles, including but not limited to snowmobiles, all-terrain vehicles (ATVs), travel trailers, campers, and boats may park in Snake River Village for a maximum of 2 weeks, as long as they can be parked comfortably in a single 10 foot by 20 foot parking space. Contact your property manager for parking recommendations for recreational vehicles larger than a single parking space.

Pets

A.    No pets are allowed in Units rented for less than 60 consecutive days, with the exception of “Assistance Dogs” as defined under Colorado law.

B.    Pets will be permitted, with the written approval of the Owner of the Unit and the HOA Executive Board, in those units rented longer than 60 consecutive days.

C.    Owners are permitted to have pets in their Unit.

D.   Only domestic dogs, cats, birds, and fish will be allowed as pets.

E.    Pets must be on a leash at all times when on the Common Elements.

F.     No pet may be staked or tied outside of buildings.

G.   Pets may not be housed on balconies or patios or left unattended for extended periods of time that allow the animal to create a noise or defecation nuisance to neighbors.

H.   All owners are personally liable to the Association for damage to Common Elements caused by pet(s) kept in their unit.

I.      Pets are not allowed in the Spa Area, refuse sheds, or Common Area surrounding them.

J.      Owners, guests, and renters will immediately clean up and dispose of the pet’s droppings. Pet cleanup dispensers are available at the dumpster area.

K.    Pets reported and determined to be a nuisance or dangerous to other residents will be reported to the Summit County Animal Control.

Children

Children under the age of 12 must be supervised at all times by an adult while staying at Snake River Village.

Deadbolt

Your Unit cardkey does not open the front door when the deadbolt is engaged. Use care when engaging the deadbolt. Contact your Property Manager should you accidentally get locked out of your Unit.

Noise

Loud noises or music played after 10 p.m. or before 7 a.m. is prohibited. Moderation at all other times is requested.

Civil & Criminal Law

Unlawful acts of any sort are strictly prohibited and subject to prosecution to the full extent as the law provides.

Firearms, Fireworks, and Hunting

Discharging of any firearm or fireworks of any kind is strictly prohibited. Hunting is also strictly prohibited on the Snake River Village premises.

Storage of Personal Items

Personal items must be stored inside your Unit. Snake River Village assumes no liability for, nor shall it be liable for, any loss or damage to articles left in any area of the complex.

Trash Disposal & Recycling

No littering. For your convenience a refuse shed is located in the center of the complex. Please place all trash completely inside the receptacle. Recycling bins are also located in the refuse shed.  Trash is picked up once a week.

Spa

A.    Spa hours are 9 a.m. to 10 p.m. daily.

B.    Your Unit cardkey is required to enter the Spa Area.

C.    Please read and adhere to the posted rules and regulations.

D.   An emergency telephone is conveniently located within the Spa Area.

E.    Glass items are prohibited in the Spa Area. Plastic cups are provided for your use.

F.     A heated changing room is provided for your use.

G.   Children under the age of 12 are not permitted in the Spa Area unless accompanied by an adult.

H.   Running in the Spa Area or jumping into the Spa is strictly prohibited.

I.      All persons using the Spa Area or any other Common Element do so at their own risk and sole responsibility. The Association does not assume responsibility for any occurrence, accident, or injury in connection with such use.

Balconies & Patios

A.    No items may be stored on balconies or patios, other than reasonable amounts of patio furniture.

B.    Do not hang any clothes, towels, or other items from the balcony, patio, or staircase.

C.    Do not shake rugs, mops, etc. from the balcony.

D.   Do not throw food from the balcony, as it invites wild animals.

E.    The owner of a Unit to which any Limited Common Element, such as a doorstep, stoop, porch, balcony or patio is allocated is responsible for removal of snow, leaves or other debris.

Door Locks / Right of Entry & Access

A.    The HOA manager retains a pass key and has the right of entry to each and every unit for the purpose of performing required or necessary repairs and maintenance or for emergencies.

Hazardous / Flammable Materials

Please do not place any hazardous or flammable materials, such as paper or cardboard, within three (3) feet of the boiler. Highly combustible materials of any kind are forbidden in the Unit. These pose fire hazards for the entire building as well as your unit. A fire extinguisher is conveniently located in each Unit and must remain in the Unit at all times.
